Together with its sponsor, the Rajawali Group, the Group has over 25 years of experience in the hospitality investment business. The Group has established a distinctive track record in the quality and premium property development market and has a reputation for building quality hotel developments in prime locations. The Group has consistently been able to identify, acquire and develop prime sites for premium quality lifestyle products.Each of the Group’s properties are premium quality real estate assets,located in markets that have difficult geographical barriers to entry, such as lack of available land, and with contractual barriers to entry, such as standard territorial restriction clauses.

The Group’s hotel and resort properties are strategically located across key South-East Asian cities and consist of premium business and leisure hotels, intended to provide diversification by geography,segment and clientele.

The Group’s track record of developing new high-end properties, coupled with diversification by geography, segment and clientele, has enabled the Group to remain resilient across business and economic cycles.

The Group has entered into and will continue to enter into strategic partnership and joint ventures with world renowned hotel operators with some of the most established and internationally recognised brand names.These brands are widely acknowledged for their quality of products offerings and the Group believes these brands are well-positioned to attract strong recurring demand from domestic and international travellers.

The Group benefits also from the loyalty programs in place under these brands which aim to encourage travellers to stay at its hotels regardless of destination.

Diversified portfolio of high end assets across both the luxury and value markets

The Group has successfully grown its portfolio of properties for over two decades and maintains strong operating performance for the resorts and hotels it owns and manages. The portfolio is managed by premium hotel operators such as Starwood, Four Seasons, Accor and Marriot. The Group’s real estate portfolio constitutes two main investment categories that complement one another: luxury and value developments. The Group’s Core Portfolio focuses on gateway cities and travel resort destinations in established markets with premium brands such as Four Seasons,Westin and St. Regis, which cater specifically to provide consumers with a lifestyle product. The Group’s luxury portfolio seeks to leverage rapid economic growth which has increased the number of high net worth individuals in Southeast Asia,particularly in Indonesia. The Group’s Value Portfolio consists of premium, boutique upscale highly recognised brands,including Sheraton and Novotel, in emerging destinations such as Senggigi. The Group’s Value Portfolio seeks to leverage the increased purchasing and consumption power of the rising Indonesian middle class, which serves a growth driver for the Indonesia economy and as such, fuels economic development and increasing demand for hotels, and resorts.

The Group’s integrated capabilities enable it to create, with a faster time to market, innovative product offerings which are catered to consumer market demands of each specific market by balancing a global perspective with critical local expertise.

As the Group oversee and largely performs all aspects of its development operations, including the selection and purchase of sites, the preparation of feasibility studies, the obtaining of government approvals for zoning and modifications, the design and construction of development projects, the marketing, leasing and/or management of completed projects and project financing, it is able to maintain its premium positioning as a developer and owner in the markets in which it operates and to maintain the quality of its resorts and hotel, thus maintaining its strong brand equity,which provides a critical strength to leverages upon for launch into the premium property sales market. This also provides the Group with flexibility to control the timing of capital expenditures at different periods of market cycles, and to control quality and costs.

Dedicated management team with extensive industry experience

The Group has a highly dedicated and experienced management team with extensive real estate industry experience and a successful track record in managing its business with an average of more than 15 years experience. The senior management team comprises executives who have worked in leadership positions within world-renowned hospitality brands such as Banyan Tree Hotels and Resorts and Starwood Hotel and Resorts. With the length and breadth of such experience,members of the senior management team are able to implement high-quality and international standards into its premium and local hospitality assets in the region.
